If you want to have an event at the clubhouse, please make sure you reserve the clubhouse. If the event is planned for the community (meaning everyone is invited) there is no charge for this event but check to make sure the clubhouse is available. If the event is private, make sure you have a reservation. A reservation can be made by calling
a committee member.
The clubhouse is for the exclusive use of the residents. If you want to have a guest visit the clubhouse and or pool, please accompany them.
As a resident of the community of Abbey Glen, if you see something that doesn't look right or someone you don't know, please check with that person to see if they are a resident. If they are a resident, you have just met a new person. A non-resident should be asked to leave. Do not give out your
FOB to anyone -- this is our way of protecting our community clubhouse.

Please take care if you move any furniture in
the clubhouse. Please lift and carry the tables to your
desired placement but be sure to return them to their
original location when done.
Your clubhouse committee wants to keep our clubhouse neat and clean and free of clutter. Please do not donate games, books and or household items. Someone recently sat two boxes of books in front of the bookcases and left them; a box of games was left in the coat closet. Someone had to deal with these items. Please check with a member of the clubhouse committee; we have a procedure for donations.
The clubhouse committee has written a manual for the use of the clubhouse
(see below) or it is kept in the fireplace room on the shelf of one of the end tables. If you have any questions or concerns, please contact the committee.
If you want to rent the clubhouse for a private event, contact
a committee member to reserve a date. Rental of the clubhouse is $50 and a security deposit of $175 which will be returned once a walk thru has been completed by a committee member and the hosting resident. These checks are to be made out to Abbey Glen
HOA.

DO NOT Prop Clubhouse
Door or Pool Gate Open |
Recently the Door Security System was rendered inoperable due to the door being propped open by a rock. This was not the first occurrence of this type of activity. When the door is kept open for an extended period by propping it open, the door entry system shuts down and when the door is finally closed it will remain in a locked state and not allow anyone to enter the building using their FOBs until the system is shut down and reset or repaired. This also applies to the pool gate as well.
The entrance systems have an override option that can be switched on if you require that the door/gate remain open and unlocked for your event. Please contact any Board Member or the Clubhouse Chair
IN ADVANCE to have this feature enabled during your event. YOU are responsible for notifying the individual that you no longer require the door/gate to be unlocked so that it can be restored to its normal operation.
Please Note: Failure to abide by this procedure may result in loss of clubhouse/pool privileges for a period of time as determined by the Board of Directors. |

Please be sure to refresh yourselves on all the clubhouse rules.
Tables and
Chairs. It seems that sometimes people take tables and chairs from the clubhouse to events outside of Abbey Glen. We’d like to remind people that ‘renting’ the tables/chairs for home use is OK but they are
NOT to be removed from Abbey Glen proper. The website states that “You may use folding chairs or folding tables at your home for a party. The cost is
$1.00”.
Unaccompanied
Guests. There have been a couple of complaints about unaccompanied guests in the clubhouse. Any non-resident should be accompanied by a resident. The Rules and Regulations Section XII states “The clubhouse is for exclusive use of the residents and their guests. Any person who cannot be identified as a resident, or who is not accompanied by a resident, will be asked to leave the clubhouse area” and the website “The clubhouse is for the exclusive use of the residents. If you want to have a guest visit the clubhouse and or pool, please accompany them”. |

Curfew. There is a 10:00 pm curfew for children and teens in the clubhouse unless accompanied by a responsible resident of 18 years or older.
Video
Monitoring. Be advised there are non-monitored video cameras continuously recording in the clubhouse. These cameras are not intended to observe any specific function held within the clubhouse, but the recorded video may be reviewed in the event of missing items or incurred damages.
Lights and
Thermostats. Please remember to leave the table lamps in both rooms on when leaving the clubhouse. Also check the thermostats and make sure they are set at the appropriate temperature for the season.

We are pleased to announce that a
NEW Wi-Fi Access Point is installed at the clubhouse for residents and guests using the Clubhouse and Pool facilities.
The resident networks are not open but require a password. There are some filtering measures in place to block some sites and protect our community. Please refer to the posted Policy (see picture) to familiarize yourself with its acceptable use and to obtain the new Wi-Fi names and passwords.

Clubhouse TV Upgraded
to Streaming Services
The next time you’re in the clubhouse, check out the new services on the billiard room TV (and soon on the exercise room TV). We’ve added a digital antenna and a Roku streaming device in anticipation of cutting back or eliminating the Spectrum TV services. While eventually this will result in the loss of a few premium TV channels provided by Spectrum (such as ESPN and CNBC), it will save money on our monthly Spectrum subscription. It will also give you more opportunities to use the TVs for other programming.
With a digital antenna, we can pick up most of the local network affiliates
(WFMY, WXII, WGHP, MY48, etc.) along with some other channels. When I last checked, we were getting between 30 to 40 Over the Air (OTA) channels in the Billiard room.

The big change is with the Roku streaming device. In addition to the free Roku channel, which has over 350 channels ofnews, tv shows, music, and movies, we’ve added some other free streaming services like
Freevee, Tubi, and PlutoTV. You should never lack for something to watch (personally, I like the old sci-fi films like The Blob and The Day the Earth Stood Still
{Klaatu barada nikto, y’all}). We’ve also installed YouTube (not YouTube TV) on the Roku device. This will be great if you want to find a workout video while in the exercise room or watch the latest internet cat videos. You can even find Karaoke songs and sing along (just not while I’m there).
The Roku device also supports ‘casting’ or ‘mirroring’ from your mobile device. So (with the right app), pretty much anything you can watch on your phone, you can also watch on the TV. Got an ESPN subscription? Cast it to Roku and watch it on the TV. Want to show the latest pictures of your grandkids? Put the slideshow on the TV via the
Roku. Want to show a PowerPoint presentation? Again, connect to the Roku and watch it on the TV (like we did for the resident meeting).
We can also arrange to add an app and you can log in with your credentials to watch whatever you’ve subscribed to e.g.; we could install HULU and you login with your account. Just make sure that you log out when you’re done or someone else could make purchases on your account.
There is a manual on how to use the new TV services located near the TVs and, I’ll be glad to offer a class on How to watch TV (or listen to TV if you want to hear music, a

New PIR/Motion

Exiting
the Clubhouse Door
In
an effort to keep our door control FOB system
current, we've updated the way you now
exit the clubhouse. You no longer need to tap the Green
Exit button. Instead, a motion sensor has
been installed above the main door that unlocks the
door as you approach it. This allows you to open the
door and exit without having to press the button.
The sensor creates a safer exiting process as often
times people leaving have their hands full of items
(dishes, puzzles, books, etc.) making it difficult
to manage the old button and door handle.
We've
also made adjustments to the door closer mechanism
to make the door easier to open and have slowed the
closing speed so the door no longer pushes you
outside as you exit.
With
the clubhouse fully open and being enjoyed by so
many residents, we hope you find this safe and
convenient system improvement to our clubhouse.
NOTE: The pool
gate exit system is unchanged. You must still
tap the green exit button located on the side of the
building to release the lock mechanism and exit.

Keypad
door locks have been installed on the exterior Women’s and Men’s bathrooms. When entering these bathrooms from the outside, you need to enter a security code. These doors will remain locked. (for your convenience, the code numbers include Clubhouse street number)
This security code is: 3170

Deadbolts
have been installed on the interior Women’s and Men’s
restrooms. When inside the Clubhouse these deadbolts will remain locked unless someone goes into the bathroom from inside the Clubhouse. When exiting either bathroom and returning into the Clubhouse, please lock the deadbolt. This will help insure security inside the Clubhouse.
You
now need a FOB to enter the Clubhouse front door or the gate area for
the pool.

FOB
Entry System In Use at Clubhouse
and Pool
To
increase security at the pool and clubhouse the Board installed an electronic entry system that
requires a FOB (pictured above) to unlock and open
the door and pool gate.
FOB's are issued to Unit Owners and are to be used
ONLY by Unit Owners. You should not “loan” your FOB to anyone not residing with you in your household. FOB holders should always accompany guests when inside the clubhouse or pool area secured by the
FOB's.
